Who runs this website

This website is operated by IT Bell ("we", "us"), an authorised channel partner marketing Ashtech Presidential Towers, Sector 12, Greater Noida (West). We are not the developer. The project is developed and promoted by Ashtech Industries Pvt. Ltd. under UP RERA registration UPRERAPRJ746615/10/2025.

This policy explains what personal data we collect through this website, why we collect it, who we share it with and what you can ask us to do about it.

What we collect

We collect only what you type into an enquiry form on this site:

• Your name and phone number, both required, so a consultant can call you back.
• Enquiry type and preferred time to call, so the call is useful and lands when you expect it.
• Your message, if you write one.
• The page you submitted from, so we know what you were reading.

We do not ask for an email address on our enquiry forms, and we do not collect financial information, identity documents or payment details anywhere on this site. If a page ever asks you for those, it is not ours.

Enquiries you start but do not finish

Our enquiry forms send us what you have typed once your name and phone number are both complete, even if you then leave the page without pressing send. Those arrive marked "Incomplete form", so we can tell them apart from an enquiry you chose to submit.

We do this because a half-finished enquiry is usually an interrupted one, and the call back is the thing the person wanted in the first place. The note printed under every form tells you this before you type anything.

Nothing is sent until both of those fields are filled in, so a form you leave untouched, or fill only partly, sends us nothing at all. An incomplete enquiry is never passed to any advertising network, and it is never counted as a conversion. If you would rather we did not keep a form you abandoned, say so and we will delete it. See "Your rights" below.

Cookies, analytics and advertising

This site sets a small number of cookies and similar identifiers. We do not show a cookie pop-up, because interrupting every visitor with a banner is a poor way to inform anyone. This section is the notice instead. It tells you exactly what is set, what it is for, and how to switch it off.

What is set, and why

That is the whole list. There are no advertising cookies from any other network, no social media pixels and no chat widget on this site.

Advertising, and what it does not do

We advertise this project on Google Search and on the Google Display Network. When an enquiry arrives, we send Google the fact that a conversion happened so that the advertising can be measured and improved.

To measure that accurately, we use a Google feature called enhanced conversions. When you submit the form, your browser converts your name and phone number into an irreversible code, using a one-way process called hashing, and sends only that code to Google. Google compares it against its own codes to work out whether the person who enquired had clicked one of our advertisements.

Your readable name and number never leave your browser for this purpose, and your message is never sent to any advertising network at all. The code cannot be turned back into your details, by Google or by anyone else. Your actual details go only to the people listed under "Who we share it with" below.

If you would rather not take part, sign out of your Google account before you submit the form, or use a private browsing window. The form works exactly the same either way, and it makes no difference to how we handle your enquiry.

How to switch it off

• Turn off personalised advertising at Google, across every site and not just this one, at myadcenter.google.com.
• Block Google Analytics in every browser you use with Google's official opt-out add-on.
• Block or clear cookies in your browser settings. Every major browser can refuse third party cookies, or delete everything this site has set, in a few clicks. Nothing on this site breaks if you do.
• Browse privately. A private or incognito window discards all of it when you close the window.
• Use a tracker blocker. Most mainstream content and tracker blockers stop Microsoft Clarity from loading at all. Nothing on this site breaks if they do.

If you are visiting from the UK, the European Economic Area or Switzerland, analytics and advertising storage are switched off for you automatically, before anything loads. Session recording runs only on devices set to Indian Standard Time, so it does not run for you either. You do not have to do anything.

Why we use it, and on what basis

We use your details for one purpose: to respond to your enquiry about this project and to follow up about it. That is a legitimate interest in responding to a request you made of us, and, where consent is required, the consent you give by sending the form or by entering your name and number into it.

There is no separate tick box to find. The note printed under every enquiry form is the consent notice, and it says that entering your name and number, or sending the form, authorises us and our representatives to contact you by phone, WhatsApp and SMS about this project, including on a number registered with DNC or NDNC.

You can withdraw that at any time, for any reason and at no cost, by telling the consultant on the call or by writing to info@itbell.com. We will stop, and we will confirm that we have.

We do not sell your data, and we do not use it for unrelated advertising.

Who we share it with

• Ashtech Industries Pvt. Ltd., the developer, where your enquiry needs the developer to act on it, such as booking a site visit or issuing a cost sheet.
• Web3Forms, the service that delivers the form submission to our inbox. It processes the submission in transit and does not use it for its own purposes.
• Google, for the analytics and advertising measurement described above. Google receives the fact that an enquiry happened, never the contents of it.
• Microsoft, which runs Clarity, the session recording tool described above. It receives how you moved through our pages, with anything typed into a form masked out.

We do not share your data with any other broker, aggregator or listing portal.

How long we keep it

Enquiry records, complete and incomplete alike, are kept for up to 24 months from your last contact with us, after which they are deleted. Analytics data follows Google's retention setting, currently 14 months. If you ask us to delete your details sooner, we will.

Your rights

Under the Digital Personal Data Protection Act, 2023, and where it applies to you, the UK and EU GDPR, you can ask us to:

• tell you what data we hold about you and give you a copy;
• correct anything that is wrong or out of date;
• delete your data;
• stop contacting you, at any time and for any reason;
• withdraw a consent you previously gave.

We will respond within 30 days. There is no charge. If you are not satisfied with our response, you may complain to the Data Protection Board of India, or to your local supervisory authority.

Security

This site is served over HTTPS and form submissions are encrypted in transit. No website can promise perfect security, but we hold enquiry data only as long as we need it and limit access to the consultants handling your enquiry.

Children

This site is aimed at adults buying property. We do not knowingly collect data from anyone under 18.

Changes

If this policy changes we will update the date at the top of this page. Material changes will be flagged on the site.
